Terms and Conditions

The Holiday Contract – The following terms & conditions (the ‘booking conditions’) will apply to your booking. A contract between you and the owners of the rented property will come into existence when we accept your completed booking confirmation form & deposit or balance payment by issuing written confirmation of your booking. The contract binds you & all the members of your party. Please ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking. Norfolk Coastal Holidays act as agents for the owners and not principals. The contract is for the hire of the property for holiday purposes only. We do not accept bookings from guests under 18 years of age

Deposits – A non-refundable deposit of 25% of the holiday price or £100 (whichever is greater) is payable at the time of booking. Bookings made less than 2 calendar months before your arrival date must be accompanied by the full amount of the holiday charge.

Balance – The Balance must be paid so as to arrive no later than 2 calendar months before the commencement of your holiday. If the balance is not received by the due date then your holiday will be treated as a cancellation. Please do not send cash by post. We prefer not to take credit card payments for balance payments. Please contact us if this is an issue.

Security bond – A fully refundable bond may be required on request. This bond will be returned in full within 7 days of the end of the booking. However, if any damage to the property or contents, beyond reasonable wear and tear, be incurred or excessive additional cleaning be required, the cost of this will be advised to the lead guest after the booking is complete and taken from the bond with proof of damage and costs supplied where possible.

Payment – Payments can be made by bank transfer, Pingit, paym, cheque, credit or debit card.  A credit/debit card invoice will be issued if you wish to pay by this method.  Credit cards are accepted for deposit payments but we prefer not to take cards for balance payments, due to the impacts of fees on us as a very small business. Not all the payment methods apply to all the properties.

Cancellations – If you cancel your holiday more than 2 calendar months before it is due to start, then your deposit will be forfeited. If you cancel less than 2 calendar months prior to the holiday then the full balance remains due. In the event that we can re-let the booking without loss of revenue then we will refund your balance payment subject to a £25 administration charge. No refunds will be made once the holiday has started.

Changes To Your Booking – After you have paid your deposit you may wish to change some elements of the holiday. We will try to meet your reasonable requests. Any changes must be made at least two weeks before the holiday date & be confirmed to us in writing/by email by the same person who made the booking.

Use Of Rented Property – Only those people listed on the booking form can occupy the property. The maximum occupancy is stated for each property on the cottage page. If this legal requirement is not met, your booking will be terminated & you will be asked to leave, with no refund made.

Arrival & Departure Times –  On your day of arrival your accommodation is available from 3.00pm in Beachscape, and Tides, 4pm in Bramble Cottage, and Cromer Flint Cottage.  It is your responsibility to ensure you have any necessary arrival details, which will be sent by email approx two weeks before your holiday date. In order for us to prepare for our next guests we ask that you must vacate your accommodation no later than 10.00am on your day of departure.

Late Arrivals – Unless we are previously notified, you must claim your accommodation by 9.00am on the day after your holiday was due to start, otherwise your booking will be treated as cancelled.

Covid 19 guidance – Please read the latest guidance regarding your stay whilst the current Coronavirus pandemic remains with us which forms part of our terms and conditions.

Cleaning /Bedlinen – An end of stay clean & bedlinen are currently included in the cost of your holiday. Please however bring your own towels for Beachscape, Tides and Cromer Flint Cottage. Bramble Cottage provides towels. We cannot currently offer any linen changing or cleaning during your stay to ensure the safety of our housekeepers whilst the Coronavirus remains in circulation.

Smoking – Smoking is strictly forbidden inside the properties. Please ensure you smoke outside and away from open windows or doors. We reserve the right to seek compensation (including consequential loss) for any damage and additional costs of cleaning (such as curtains) caused by smoking. Consequential costs may be incurred where it is not possible to remove the smell of smoke from the property prior to the arrival of the next guest who subsequently demand compensation from ourselves.

Barbecues – For safety reasons, no barbecues of any type may be used on any cottages with decking. Please use paved or grassed areas (raising the barbecue off the grass to prevent grass burns or fires) around the properties instead. Ensure they are fully extinguished before leaving them.

Electric car charging – Unfortunately none of the properties have suitable charging sockets that have been certified as safe to use to charge a vehicle. However, the public charging points are being added to all the time, so you can check for the nearest ones using the Zap Map.

Single Sex/Young Groups – Please inform us prior to booking, of a group booking (3 or more) from a single sex group or under 21’s. We reserve the right refuse or terminate a booking where we feel that the comfort and enjoyment of other guests may be put at risk or compromised.

Disabled Guests – We are happy to provide as much advice & information as possible to people with disabilities who wish to holiday with us. Please contact us for more information.

Travel Cot/Cot – Available free of charge in Beachscape and Tides. Bramble Cottage and Cromer Flint Cottage do not have a cot. Please enquire and reserve at time of booking. If a cot is booked please remember to bring your own cot linen as it not supplied.  Please ensure you check that any cot is correctly assembled and you are satisfied with its safety before using.

Children – Please note that children remain the responsibility of their parents or guardians at all times.

Availability of wi-fi – All the properties have broadband provided, by means of a wi-fi/ethernet hub to access the internet wirelessly.  Please bring your own laptop or wirelessly enabled device should you wish to use this service.  The service is provided free of charge; it is for your personal use and is not a business service.  In some circumstances, beyond our control, there may be times when the facility is unavailable. We are unable to offer refunds or pay compensation for any inconvenience caused by unavailability.  The properties are in rural areas so no guarantee is made of bandwidth speed and guests must not download any unlawful material as a condition of the service provision.

Dogs & other pets – Two medium/large or three small dogs are welcome in Beachscape, Tides and Cromer Flint Cottage at the published price. This is currently £15 per break. Bramble Cottage welcomes two dogs. No dogs under one year at the time of the holiday. Dogs must not be left alone in the properties. Please bring your pet basket and blankets/towels with you to protect carpets where fitted, for cleaning/drying your pet and do not allow your dog on the beds or sofas.  Cromer Flint Cottage is fully carpeted upstairs, so please do not allow your dog upstairs. Please ensure that your dog is up to date with flea and tick treatment. Please enquire regarding other pets.

Dogs at Rainbows End Park –  Beachscape and Tides have gates which can be closed to make the outside decking into a “enclosed” area. It is a site condition that dogs are not left unattended in the chalets at Rainbows End Park. Dogs must always wear a collar & identity tag and be kept on a lead under control of a responsible adult at all times. There are some restrictions for dogs on beaches; the restricted area does not cover Rainbows End Park, so there are no restrictions on dogs on the beach directly below the park. We, in conjunction with the on site management team, reserve the right to require the owner of any dog to remove it from the property if it is interfering with the general comfort of other guests or neighbours.  This may mean forfeiting your holiday with no right to receive a refund. We are unable to take bookings for the following breeds of dog: American Pit Bull, Japanese Tosa, Dogue Argentina, Fila Brasileiro, any dog bred for fighting or any other dog deemed dangerous by the Dangerous Dogs Act.

Speed limit on Rainbows End Park – Please note that there is a speed limit of 5 mph to ensure safety of guests on the park.

Damage to Property – Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. In the event that you notice damage in your accommodation please let us know immediately so that we can take the appropriate action. Accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage found.

Right of Entry – The owner, or their appointed representative, reserves the right to enter the accommodation under any circumstances at any time including emergencies.

Unreasonable behaviour – For the convenience of our guests, we reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking or their guests, may impair the enjoyment, comfort or health of  guests or neighbours nearby.

Data Protection Policy Statement – We will hold the information provided by you to us in connection with your booking(s) on the rental software we use to process all bookings. It will be only be used in connection with your booking & to relay information regarding the property.  As part of the booking process, your name will be passed to the owner of the property concerned. Further details such as your phone number or email will only be released should there be a need for the owner to contact you regarding the property. It will not be released to any other third parties. If you are on our mailing list you can leave at any time using the unsubscribe button on every email sent

Special Offers/Late Availability – From time to time, special offers or late availability discounts may be offered. These can only be honoured if confirmed at the time of booking.

We are here to help – If you feel that you have any cause for complaint whilst on holiday, you must contact the owner within 24 hours of the problem arising (details are supplied in the final email and they are the first point of contact should there be cause for complaint), but if you cannot reach the owner please report it to us so that we can try to reach the owner on your behalf.  This must be done whilst you are still at the property so that it can be investigated as soon as possible and remedial action taken if required.  Under no circumstances will a claim for a refund or compensation be considered if it is raised after the holiday has ended and you have therefore denied the owner the chance to rectify the complaint. If any complaint cannot be resolved during your holiday, despite notifying the owner, you must write to us within seven days of your return with full details.

Limitation of Liability – We will not be liable for any act, neglect or default on the part of ourselves or any other person within or outside our employ or otherwise under or outside our control. nor for any accident, damage, loss, injury, expense or inconvenience, whether to person or property, which you or any other person may suffer or incur arising out of, or in any way connected with the rental, unless we have acted in bad faith. If liable, our liability will be limited to the value of the holiday price. In addition, we accept no liability for loss of or damage to your possessions on our property or land. Nothing in these conditions excludes or limits our liability: a) For death or personal injury caused by our negligence; b) For any matter which it would be illegal for us to exclude or attempt to exclude our liability

Variation – We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
